ABOUT THE ROLE
Unique Properties is looking to hire an experienced Accounts Receivable (AR) Accountant to join our expanding team. The AR Accountant will be responsible for managing the end-to-end accounts receivable process, ensuring timely and accurate invoicing, payment collection, and reconciliation for a real estate brokerage business. The role requires collaboration with sales, leasing, and finance teams to ensure smooth and efficient financial operations while maintaining strong relationships with clients and agents.
DUTIES & RESPONSIBILITIES
- Prepare and issue accurate invoices for real estate brokerage services, including sales commissions, rental commissions, and other related transactions.
- Ensure all invoices are raised promptly after deal closure and in compliance with internal policies.
- Monitor accounts receivable to ensure timely collection of payments from developers, clients, and tenants.
- Follow up on overdue accounts, initiate collection efforts, and communicate payment terms with clients.
- Reconcile incoming payments with invoices and ensure accurate recording in the accounting system.
- Maintain detailed records of accounts receivable, outstanding balances, and payment histories.
- Prepare AR aging reports and escalate delinquent accounts as necessary.
- Track commissions for real estate agents, ensuring that payments are processed accurately based on agreed terms (such as title deed transfer, tenancy contract signing, etc.).
- Assist in managing the advance commission process as per company policy.
- Liaise with clients and agents to resolve any disputes or discrepancies related to invoices, payments, or commissions.
- Provide statements of accounts to clients and maintain excellent customer service throughout the collection process.
- Ensure compliance with local regulations, company policies, and accounting standards in all AR processes.
- Maintain organized records of invoices, payments, and related documentation for audit purposes.
- Continuously assess and improve the accounts receivable process to enhance accuracy, efficiency, and cash flow management.
- Collaborate with the finance team to develop strategies for optimizing AR performance.
REQUIREMENTS AND QUALIFICATIONS
- Bachelor's degree in Accounting, Finance, or a related field.
- ACCA, FCCA, CIMA, or similar qualifications preferred.
- Tagalog speaker preferred.
- Proven experience (2+ years) in accounts receivable, preferably within the real estate or brokerage industry.
- Strong knowledge of accounting principles and relevant laws/regulations in the UAE.
- Proficiency in accounting software (e.g., QuickBooks, Xero) and Microsoft Office, especially Excel.
- Excellent communication and negotiation skills.
- Strong attention to detail and organizational skills.
- Ability to work independently and meet deadlines.
- Familiarity with real estate commission structures and invoicing in a brokerage environment.
- Experience with ERP systems and CRM software used in real estate.
- Knowledge of VAT regulations in the UAE and experience with VAT filings.
- Strong analytical and problem-solving abilities.
- Ability to manage multiple tasks efficiently and effectively.
- High level of integrity and discretion in handling sensitive financial information.
