We are looking to hire a CommercialRetail Leasing Manager responsible for overseeing and optimizing retail leasing activities, driving tenant engagement, and ensuring properties deliver strong financial performance. The Retail Manager will lead tenant acquisition strategies, negotiate leases, foster tenant relations, and collaborate with cross-functional teams to enhance retail environments and meet occupancy and revenue goals for one of our clients based in Dubai - which is a large semi-government entity.
The role sits within the Leasing Department and reports directly to the Senior Retail Manager.
This position is a permanent position.
Key Responsibilities:
- Tenant Acquisition identifies and targets potential tenants aligned with property demographics, optimizing operations and driving growth. Develop strategies to attract high-quality tenants to vacant retail spaces. Achieve an occupancy rate of 95% or higher; increase annual rental income by 5% through strategic acquisitions.
- Lease Negotiation negotiates favourable lease terms, including rental rates and tenant improvements. Coordinate with legal teams for compliance. Finalize lease agreements collaboratively. Target a lease renewal rate of 80% for existing tenants.
- Tenant Relations act as the primary contact for tenants, addressing inquiries and concerns. Assist tenants with approvals, NOCs, and fit-out coordination. Foster positive tenant relationships to encourage renewals and reduce turnover. Maintain a tenant satisfaction score of 90% or higher.
- Marketing and Promotion develop and execute marketing strategies to promote available spaces. Attend industry events to network and attract tenants. Collaborate with marketing for campaigns and promotional materials. Reduce the average time to lease vacant spaces to under 90 days.
- Financial Analysis monitors market trends and rental rates for data-driven decisions. Prepare leasing reports and financial forecasts. Develop budgets and financial projections. Maintain a tenant mix that aligns with property goals.
- Compliance and Legal ensure compliance with leasing regulations. Stay updated on industry regulations and best practices. Collaborate with legal counsel on leasing and disputes. Ensure 100% compliance with legal and regulatory requirements.
Knowledge, skills & experience:
- Bachelor's degree in business administration, Real Estate Management, or a related field.
- Master's degree preferred.
- Professional real estate certification desired.
- 57 years of experience in commercial real estate leasing, with at least 3 years in retail properties.
- Expertise in commercial real estate leasing, particularly retail properties.
- Proficient in Microsoft Office and real estate management software.
- Knowledge of leasing laws and industry best practices.
- Strong negotiation and deal-closing skills.
- Excellent communication and interpersonal abilities.
- Analytical skills for market data interpretation and strategic planning.
- Ability to multitask and prioritize in a fast-paced environment
