The Business Development Director will play a critical role in shaping strategies and portfolio growth of the company by leading the analysis, feasibility and market analysis to drive informed, data-backed decision-making in line with shareholder expectations and corporate goals. The successful candidate will possess a robust background in real estate investment and sales, coupled with the ability to translate market insights into actionable strategies for built to sell business.
Key Responsibilities:
Built-to-Sell Strategy:
- Strategy Development: Develop and implement comprehensive real estate strategies for both new and existing built-to-sell projects, ensuring alignment with company goals and market opportunities.
- Market Insight: Identify emerging market trends, growth opportunities, and innovative strategies to enhance project viability and maximize shareholder returns.
- Data-Driven Recommendations: Provide actionable recommendations based on data-driven insights, ensuring projects meet both financial and operational benchmarks.
- Business Plans: Define, prepare, and oversee detailed business plans for real estate projects, including financial projections, funding strategies, timelines, and resource allocation.
- Portfolio & Value Creation: Lead discussions on portfolio performance, explore new opportunities, and recommend strategic shifts to drive value creation for the company.
- Cross-Functional Collaboration: Collaborate with Development, Sales, Finance, and Marketing teams to ensure that business plans are aligned with both internal and external stakeholder expectations.
Pricing Strategy & Analysis:
- Pricing Strategy Development: Lead the development and implementation of pricing strategies that align with company objectives and market conditions.
- Market & Competitor Analysis: Continuously monitor and analyze competitors pricing and market dynamics, adjusting strategies accordingly to maintain competitiveness.
- Data Analytics: Utilize data analytics and market research to support pricing decisions and forecast future pricing trends.
- Cross-Department Collaboration: Work closely with Sales, Marketing, and Finance teams to establish effective pricing models that support product positioning and profitability.
- Feasibility Studies: Conduct detailed feasibility studies, including market research, financial modeling, and risk assessments, to evaluate new development opportunities.
Partnership Development:
- Strategic Partnerships: Identify and establish strategic partnerships with landlords, co-investors, and other potential partners to maximize project returns.
- Negotiation & Integration: Lead negotiations and manage contract development, ensuring the successful integration of partnerships into the project framework.
Concept Design Review:
- Design Alignment: Review initial concept designs to ensure that profitability metrics and KPIs are considered from the early stages of project development.
Marketing & Branding Strategy:
- Go-to-Market Strategy: Collaborate with Marketing and Sales teams to define go-to-market strategies, including branding, positioning, pricing, and sales strategy, with a strong focus on market competition.
- Marketability & Innovation: Ensure the real estate portfolio's marketability through innovative and tailored marketing approaches.
Risk Management:
- Risk Identification: Proactively identify potential risks associated with project marketability and propose solutions to mitigate issues that could affect project success.
Minimum Education, Qualifications & Experience:
Education:
- Bachelor's degree in Real Estate, Business, Finance, Urban Planning, or a related field.
- MBA or other advanced degrees are preferred.
Professional Qualifications:
- Relevant certifications or accreditations in real estate, finance, or investment management are a plus.

- Demonstrated experience in working with diverse, cross-functional teams to drive successful real estate outcomes.
