Facilities Management Coordinator ( Mechanical / HVAC / MEP Maintenance )

Designation :- Facilities Management Coordinator (HVAC, Mechanical, MEP)

Reporting to :- Maintenance Engineer

Job Objective :- The Facility Management Coordinator will work closely with the facilities team. You will be responsible for coordinating the installation, maintenance and repair works in the assigned Residential Properties,Villas / Buildings mainly focusing on HVAC / Air Conditioners and other mechanical / MEP related preventive and corrective maintenance. You should regularly inspect sites, execute work as necessary, maintain equipment, supervise the workers in various projects and appoint contractors at sites as and when needed. You will be the first point of contact for internal and external customers seeking maintenance support and information as well as provide administrative support when needed.

Key Responsibilities/Duties :-

• Provide support the administration team when needed: Tawtheeq creation, Renewal and Cancelation, new Lease Agreement, offer Letter for new clients, etc.
• Coordinate the properties viewing for the new clients and when required.
• New villa's Snag inspection.
• Inspect facilities and sites periodically to determine problems and necessary maintenance
• Prepare and coordinate daily and weekly maintenance schedules.
• Supervise and train maintenance technicians, when applicable.
• Inspect and maintain building systems (Heating, Ventilation, HVAC, Air Conditioners etc.)
• Oversee all repairs and ensure that the work is completed on time.
• Contribute to the development of maintenance budget and ensure compliance.
• Monitor inventory of materials and equipment.
• Participate in coordination of projects (e.g. renovations) and projects implementations
• Ensure adherence to quality standards and health and safety regulations
• Monitor performance of outsourced companies (cleaning, maintenance, etc.) and provide report to management on daily issues for improved services.
• On call 24 hours/ 7 days to respond to any emergency breakdown and problems
• Monitor Planned Preventive Maintenance approved by Facilities Management as to provide efficient service to the tenants.
• Ensure the receipt of the proper assistance from the outsourced company. Check daily operations checklist, random site checking, evaluate weekly reading and reports for the smooth running of the operations.
• Carry out inspection before tenants MOVE IN and when they MOVE OUT.
• Any other duties as assigned by the maintenance engineer or business controller that relate to the Mazrui Real Estate Properties, Mazrui International & its subsidiaries or any other family premises.

Health and safety:

• On site implementation of health and safety regulations to ensure safe working conditions and a safe working environment, to reduce risks, incidents and accident.
• Report accidents and incidents.
• Investigate accidents and incidents to ensure preventative steps are taken.

Quality management:

Provide quality control support in terms of operation process, resolution time, and reduction in the number of tenants complaints.

Ability & Skills :-

• Valid UAE Driving License is MUST for this role.
• Solid understanding of building maintenance, repairs, refurbishment, etc.
• Knowledge of Health and safety regulations and practices.
• Must be able to work as part of a team.
• Basic comprehension of English is required (Oral/reading/writing).
• Adequate computer skills.
• Basic knowledge of Excel, Word, & Microsoft Outlook etc. would be advantageous

Experience :- A minimum 5 - 7 years of UAE experience with at least 2-3 years experience in coordination for maintenance of HVAC / AC / Air Conditioners in residential properties, villas and apartments.

Academic Qualifications :- Diploma in HVAC / Mechanical / MEP
