Purpose of the Job
- Managing overall financial planning and control of the Real Estate related function - Budgeting, Forecasting, Cash flow Management, Monthly and Quarterly reporting, internal and External Audits, Corporate Tax and VAT compliances etc.
- Responsible for the accuracy, reliability and integrity of accounts, and financial statements. Direct supervise and control payable and receivable functions, responsible for managing VAT and Corporate Tax of the company and ensure that related financial reports are prepared and submitted to the management as per the stipulated deadlines.
Job Accountabilities
- Supervising accounts department of real estate division with Leasehold developments, Property development, Asset management and other Real estate businesses.
- Preparing annual budget and monitoring the budget, preparing monthly forecasts, financial statements, cash flow forecast , analysis of monthly performance against budget, monthly/ quarterly VAT returns filing etc.
- Assist in managing the leasing module by continuous verification, validation and reconciliation, and improvement of its systems, processes, and applications.
- Verify the accounting and period closing transactions, Invoice generation, Leasing reports, payable and receivable invoices, Payments and purchase orders, Ejari Lease contract and collection, Tax accounting, Lease Accounting, Tenant creation etc.
- Preparing project feasibility and business plans for the large projects and assisting the management in preparing business strategies for the Real Estate vertical of the group.
- Coordination with bank teams for various banking activities, processing online payments and validating the payments and receipts and assist Finance Director for arranging banking facilities for the group entities and bank relating activities related to the business vertical.
- Assist the Finance Director and team to manage the company ERP system and optimize the business processes.
- Assist in the company Risk Management process and coordinate with various parties for establishing business risk mitigation plans.
- Manage Internal and external audits and any specific assignments given by the management.
- Responsible for creating Power BI dashboards for various report requirements, and managing and designing fortnight flash reports, monthly and quarterly and annual reports using power BI.
- Critically review all the accounting, finance and operating process of business to recommend policies and procedures with internal control perspective in order to
- achieve the objectives and goals of the organization.
- Assist in developing SOPs and establishing workflows and optimizing the SOPs for the business operation.
- Lead & manager the accounts team.
- Responsible for all landlord payments Managed properties settlement Quarterly.
- Assist and support the Director Finance & Operations for the allocation of financial resources and smooth running of the finance function of the company.
- To maintain the confidentiality of the information under possession due to the nature of the work.
- To review and analyze the expenses critically and suggest venues and processes to reduce and/ or control cost in various business activities.
- Monitoring and controlling the procurement process and related inventory Management with respect to real estate.
- Assist in Managing Facilities Management software and monitoring the facility Management of the real estate.
- Assist in corporate Tax filing and maintain related information and records in line with VAT and CT regulations
Qualification
Masters degree in finance or accounting and Professional qualification like CA/CPA/CIMA is a must.
Experience
5 - 6 years of experience in similar role with at least 3 years of experience as Manager Finance role in GCC in any large and reputed organization preferably in real estate industry with reporting too such as power BI.
Knowledge & Skills
- Knowledge of Financial reporting and systems, assist in handling audits, budget planning, forecasting, business planning and cash management.
- Strong customer service skills and the ability to manage situations promptly and professionally, meeting commitments for service and assistance.
