The ideal Maintenance Manager oversees and manages the maintenance and repair operations of the compound, ensuring the proper functioning of all buildings, infrastructure, utilities, and facilities. This includes ensuring preventative maintenance, safety standards, timely repairs, and maintaining the property's overall aesthetic and functional condition.
Responsibilities
- Develop, implement, and manage a comprehensive maintenance plan for the entire compound, including routine preventive maintenance, corrective repairs, and emergency maintenance.
- Oversee and coordinate day-to-day maintenance operations for buildings, utilities, and infrastructure.
- Maintain accurate records of all maintenance activities, including service requests, work orders, and repairs.
- Lead, supervise, and manage the maintenance team, including technicians, maintenance staff, and contractors.
- Provide training, guidance, and performance management to ensure high levels of performance and efficiency.
- Schedule and delegate tasks based on priority and available resources.
- Monitor and control the maintenance budget, ensuring cost-effective practices while maintaining quality standards.
- Ensure that all maintenance activities comply with local regulations, safety standards, and environmental guidelines.
- Conduct regular safety inspections and audits, ensuring a safe working environment for the maintenance team and the residents of the compound.
- Ensure compliance with health, safety, and fire regulations, including the maintenance of fire alarms, extinguishers, and emergency exits.
- Manage relationships with external vendors, service providers, and contractors for specialized services, such as HVAC, plumbing, electrical work, and landscaping.
- Negotiate contracts, monitor performance, and ensure that service-level agreements (SLAs) are met.
- Address and resolve any urgent or unexpected maintenance issues in a timely and effective manner.
- Troubleshoot and identify root causes of recurring maintenance problems to reduce downtime and costs.
- Serve as the main point of contact for residents, staff, and management regarding maintenance concerns and requests.
- Provide regular updates and reports to senior management on the status of maintenance operations, repairs, and budget usage.
- Communicate any disruptions to residents and stakeholders in a clear and professional manner.
Qualifications
- Bachelor's degree in Engineering, Facilities Management, or a related field (or equivalent experience).
- Minimum of 10 years of experience in maintenance management, facilities management, or building operations.
- Experience managing maintenance operations in a compound or residential setting is preferred.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and structural components.
- Excellent organizational, problem-solving, and multitasking abilities.
- Strong leadership and team management skills.
