PROJECT DIRECTOR - RESIDENTIAL DEVELOPMENT
INTRODUCTION:
UN!Q Project Solutions, a 10-year-old business with circa 100+ staff across the KSA, UAE, and India and already having secured a large order book of projects in the UAE, is looking to strengthen its Project Management for delivery across our portfolio of Residential projects within the country. This exciting opportunity is for a talented PMP/PMI-qualified Project Management professional able to provide added value to our partners projects and portfolios in the UAE.
Reporting to the Managing Director/Country Director/Head of Project Management, the selected candidate will be expected to deliver best-in-class Project Management service solutions to our existing partners across Residential projects, which we are entrusted to deliver portfolio service solutions.
Whereby the chosen candidate will be responsible for managing large-scale Project Director remits from the Dubai site/head offices, they must have demonstratable previous experience of successful Project Management delivery of major Middle East projects for tier 1 PMC consultants, as these individuals will be responsible for providing best-in-class service solutions to our valued partners, thereby maintaining UN!Qs has a growing reputation in the market.
Additionally, as PMP/PMI members the chosen candidate will also be expected to mentor, train and develop our talented Project Managers working towards their PMP/PMI, to ensure the highest professional standards are maintained across the entire business.
While these opportunities are open to all Project Director candidates in the GCC region, with demonstratable experience of delivery of luxury Residential developments with tier 1 PMC consultants, we would also like to encourage suitable candidates from the UK, Ireland, Hong Kong, Singapore, Australia or New Zealand looking for their first overseas posting. Please be aware, we are not looking for candidates from either a Contractor and/or a Engineering Consultant background, and such candidates will not be shortlisted for interviews.
RESPONSIBILITIES (As applicable to the specific role):
- Determine and define project scope and objectives in line with time, cost and quality drivers
- Prepare a Project Execution Plan (PEP)
- Prepare a budget based on the scope of work and resource requirements and track project costs in order to meet budget
- Develop and manage a detailed project schedule and work plan
- Review drawings for completeness and capture of intent
- Provide project updates on a consistent basis to various stakeholders about strategy, adjustments, and progress and ensure continuous engagement and communication until satisfactory project completion
- Manage contracts with suppliers and determine best-value solutions
- Utilise industry best practices, techniques, and standards throughout the entire project execution in line with local authority requirements
- Monitor progress and ensure compliance with the agreed programme
- Measure project performance to identify areas for improvement
- Manage risk register and mitigate potential events
- Chair progress meetings and ensure reports are a true and accurate reflection of project status
- Setting strategic direction for sitewide networks and systems to be implemented into the master plan
- Research and review various technologies and industry innovations and establish business cases for initiating sustainable systems and networks as appropriate for the region
- Setting standards for systems design and design review for our Partners
- Leading the technical design submissions review to ensure and integrate consistently across the portfolio
- Supporting procurement of design and technical consultants by establishing requirements, setting briefs, and assessing technical submissions of tenders
- Adding value by challenging and innovating on established methods of technical delivery where appropriate
- Ensuring that the various design consultants meet their contractual deliverables to acceptable quality on time
- Ensure the deliverables from consultants are met to the acceptable quality for tendering
- Challenging the design to ensure that the Client receives the best product for the best value; identifying
- Identifying VM and VE opportunities and contributing to the process
- Managing Peer reviews relating to designs
- Evaluating and establishing feasibilities for new/novel technologies and how these can be integrated into building design
- Ensuring that the design consultant has and is implementing an effective strategy for statutory approvals
- Closely liaise and co-ordinate with the Design and Master Planning teams to ensure fully coordinated and technical responses to Consultant submittals and proposals
- Review, comment and approve on all technical reports using Primavera, Power Bi, MS Projects, Risk Registers
QUALIFICATIONS:
- Bachelor's or Masters degree in Project Management or a related field
- 15+ years of Project Management and related experience for Tier 1 PMC Consultants (Engineering or Contractor organisations shall be disregarded)
- Project Management Professional (PMP/PMI) certification preferred
- Proven ability to solve problems creatively
- Strong familiarity with Project Management software tools (Power Bi, Primavera), Project Execution Plans, methodologies, and best industry practices
- Experience seeing projects through the full life cycle of cradle-to-grave
- Excellent analytical skills
- Strong interpersonal skills and extremely resourceful
- Proven ability to complete projects according to outlined scope, budget, and timeline
