About the Role:
We are seeking an experienced Project Manager - Civil who has a strong background in luxury villa projects and previous work experience in Dubai. The ideal candidate should possess valid professional licenses in Dubai and have at least 10 years of experience in both contracting and consulting, with demonstrated expertise in project planning, design, construction management, and handover processes. The role requires a strategic thinker capable of managing complex projects, ensuring regulatory compliance, and fostering strong stakeholder relationships. Proficiency in project management software is essential.
Responsibilities:
- Project Planning and Initiation: Develop comprehensive project plans, designs, and timelines in collaboration with architects, engineers, and consultants. Conduct feasibility studies, site assessments, and risk analyses to ensure project viability.
- Design and Pre-Construction: Oversee design development, ensuring alignment with client expectations and regulatory requirements in Dubai. Facilitate value engineering and design optimization, and coordinate permit approvals with local authorities.
- Construction Management: Lead construction teams, subcontractors, and suppliers to meet project milestones. Implement quality control processes and ensure compliance with Dubai building codes and safety regulations.
- Fit-Out and Handover: Manage the fit-out process, ensuring all installations meet design specifications. Coordinate final inspections, handover procedures, and post-handover maintenance services.
- Stakeholder Engagement: Act as the primary point of contact for clients and foster relationships with stakeholders. Ensure effective communication and collaboration among project teams.
Skills & Experience:
- Education: Bachelors degree in Civil Engineering, Construction Management, or a related field.
- Experience: Minimum of 10 years of experience managing luxury villa projects, with a proven track record in both contracting and consulting. Previous work experience in Dubai is mandatory.
- Project Management: Strong expertise in project planning, design, construction management, and handover processes. Experience in conducting feasibility studies, site assessments, and risk analyses specific to the Dubai market.
- Technical Knowledge: In-depth understanding of building codes, regulations, and construction practices. Proficiency in project management software such as MS Project and Primavera.
- Leadership and Communication: Strong leadership skills with the ability to manage and motivate construction teams and stakeholders. Excellent communication skills, with the ability to coordinate effectively with clients, consultants, and regulatory authorities in Dubai.
- Problem-Solving and Decision-Making: Ability to address challenges and make strategic decisions to ensure project success. Experience in value engineering and optimizing designs for cost efficiency.
Qualifications & Licenses:
- Educational Qualifications: Bachelors degree in Civil Engineering, Construction Management, or a related field. A Masters degree is preferred but not required.
- Professional Licenses: Valid professional licenses to work in Dubai (e.g., Professional Engineer (PE) license or equivalent certification). Project Management Professional (PMP) certification is highly desirable.
- Experience Requirements: Minimum of 10 years of experience managing complex construction projects in Dubai, particularly in the luxury villa sector.
