Position Objectives:
The Real Estate Acquisition Consultant will oversee the end-to-end real estate acquisition process, supporting the client's strategic decisions on property purchases and leases, this role involves market analysis, site evaluation, negotiation, due diligence, and compliance oversight, ensuring alignment with the client's long-term business and operational goals, the ideal candidate should have deep expertise in the Saudi real estate market, including property valuations, land pricing, rentals, and market trends across the country.
Job Description & Responsibilities:
- Manage the full lifecycle of real estate acquisition, from market research and site identification to shortlisting, assessment, and selection.
- Oversee contract negotiations, permit preparation, and rent or purchase payment processes.
- Conduct thorough market analysis to identify optimal sites that align with strategic goals, including land or pre-existing properties.
- Develop and implement selection criteria for site evaluations, incorporating factors such as size, location, infrastructure, accessibility, and zoning compliance.
- Collaborate with the Strategic Facility, Workplace & Construction Planning Consultant to ensure sites meet operational requirements.
- Lead comparative analyses to assist in buy versus rent decisions, using financial modeling, ROI, payback period, and lifecycle cost assessments.
- Present well-reasoned recommendations and reports to senior management for decision-making.
- Build and maintain financial models that evaluate investment opportunities and long-term operational costs.
- Perform detailed asset and market valuations, ensuring alignment with budget constraints and strategic plans.
- Conduct thorough due diligence to ensure regulatory compliance, adherence to zoning laws, and infrastructure assessments.
- Identify potential risks associated with acquisitions and develop risk mitigation strategies.
- Lead negotiations to secure favorable terms in purchase or lease agreements.
- Support contract preparation and management, working closely with legal and procurement teams to ensure compliance with company and regulatory standards.
- Manage the process for obtaining necessary permits and ensure all acquisitions comply with local regulations and company policies.
- Stay informed of changes in real estate regulations and policies in Saudi Arabia.
- Collaborate with project stakeholders, including internal departments and external brokers, to ensure smooth transactions and strategic alignment.
- Prepare comprehensive reports on market findings, acquisition strategies, and financial implications for senior leadership.
Qualifications & Experience:
- Bachelor's or Master's degree in Real Estate, Engineering, Business Administration, or a related field
- Minimum of 7 years in real estate acquisition, property analysis, or related consulting roles, with significant experience in the Saudi market.
- Strong analytical, project management, negotiation, and financial modeling skills.
- Industry Knowledge: Comprehensive knowledge of Saudi land and property prices, rental trends, and market regulations.
- Proficiency in real estate analysis software, ERP systems, and MS Office Suite.
- Familiarity with property valuation tools and cost analysis software.
