The Operations Team
Our Real Estate Operations team works behind the scenes, looking for and managing investment opportunities, following industry best practice and applying market analytics to ensure seamless transactions and an unparalleled service.
We are looking for a a proactive and experienced Real Estate Operations Manager to oversee a growing portfolio of 350+ residential properties across Dubai. They will ensure optimal property conditions, high occupancy rates, , and efficient onboarding of new acquisitions. This role requires strong collaboration with external property management partners and internal teams to drive portfolio growth and maintain high standards.
What you'll do:You will represent Stake investors best interest for each property in our portfolio. Your key deliverables will be to minimize vacancy across the portfolio, maximize returns, and align with (or exceed) financial projections for each property. You will report into the Head of Real Estate at Stake and look after a growing property operations team.
Reporting and Collaboration:
- Present monthly portfolio performance overview to leadership team. Use existing BI tools for reporting and visibility.
- Develop and utilize personal real estate market knowledge to collaborate with other functions on Stake quarterly reports, marketing campaigns, etc.
- Work closely with Company Operations team to provide leasing forecasts, advise on strategy changes, support dividend payment planning, and property exits.
- Support and control Property Acquisitions team assumptions on rental forecasts. Provide insights on market performance and support on Acquisitions Strategy setting.
- Build market data resources such as service charges indices and fixed other expenses.
- Support Company Operations team to maintain up-to-date and centralised database for financial cashflow forecasts of each property.
Property Operations management, leasing, performance:
- Handle property leasing and tenancy management, including expenses relating to a property and proactively handling any payment defaults from tenants. Reduce vacancy across Stake's portfolio.
- Work with Stake's external Property Management partners, including setting their KPIs. Additionally, establish frequent touch points to monitor service delivery, drive process improvement and work towards scalability.
- Drive processes for new tenant move-in and vacating tenant move-out, including inspections by third parties and carrying out any necessary maintenance works to ensure the property is up to standard in a timely turn-around time.
- Drive timely leasing strategy optimisation ahead of tenancy renewals to maximise rental income. Similarly, plan for property management contract changes or renewals.
- Meet or exceed cashflow projections for portfolio by driving income and managing expenses. Maximise rental income through processes and initiatives.
- Monitor maintenance requirements and monitoring costs. Set initiatives to onboard new contractors, establishing cost cards to control costs.
Investor Engagement and Visibility:
- Initiating and sending investor communication based on necessity for portfolio to share with investors news of property transformations, tenancy defaults, unexpected costs, etc.
- Shortlist favourable leasing strategy options for investor votes on any required changes, based on Stake Investors Terms & Conditions. Collaborate with the Company Operations team to build the investor votes as needed.
- Provide visibility to CX + Sales teams and Leadership on investor communications, votes, defaults, and any other relevant property-specific updates.
What we're looking for:- Education: Bachelor's degree in Real Estate, Finance, Business Administration, or related field.
- Experience: 5+ years in property management, with a strong track record in maintaining high occupancy rates and managing property conditions in a large portfolio.
- Skills: Proactive, detail-oriented, excellent communicator, and capable of managing multiple properties efficiently. Experience with property management software and a strong understanding of Dubai's real estate market are essential.
