Job Summary:

The Retail Executive Director of Real Estate and Construction is responsible for leading the strategic planning, development, and management of the company's retail real estate portfolio. This role involves overseeing site selection, acquisitions, dispositions, leasing, and construction projects to support the company's growth and operational objectives.

Key Responsibilities:

  1. Strategic Planning and Development:
  • Develop and implement long-term real estate strategies to support the company's retail expansion plans.
  • Identify and evaluate potential retail sites and markets for expansion opportunities.
  • Oversee market research, demographic analysis, and feasibility studies.
  1. Site Selection and Acquisitions:
  • Lead the site selection process, including identifying and evaluating potential sites.
  • Negotiate terms and conditions of property acquisitions and dispositions.
  • Manage relationships with brokers, developers, and property owners.
  1. Leasing and Tenant Management:
  • Oversee leasing activities, including negotiating lease agreements and renewals.
  • Develop and maintain relationships with key tenants and ensure tenant satisfaction.
  • Manage lease administration and ensure compliance with lease terms.
  1. Construction and Project Management:
  • Oversee the planning, design, and construction of new retail stores and renovations.
  • Ensure projects are completed on time, within budget, and to the company's quality standards.
  • Manage relationships with architects, contractors, and other project stakeholders.
  1. Financial Management:
  • Develop and manage budgets for real estate and construction projects.
  • Monitor financial performance and implement cost-control measures.
  • Prepare financial reports and present them to senior management.
  1. Team Leadership and Development:
  • Lead and mentor a team of real estate and construction professionals.
  • Foster a collaborative and high-performance work environment.
  • Identify training and development needs for team members.
  1. Compliance and Risk Management:
  • Ensure all real estate and construction activities comply with local, state, and federal regulations.
  • Manage risk associated with property acquisitions, leasing, and construction.
  • Implement and maintain health and safety standards on construction sites.

Qualifications:

  • Bachelor's degree in real estate, construction management, business administration, or a related field.
  • 10-12 years experience in retail real estate and construction management.
  • Proven track record of successful site selection, acquisitions, and project management.
  • Strong negotiation, financial analysis, and budgeting skills.
  • Excellent leadership, communication, and interpersonal skills.
  • Knowledge of relevant laws, regulations, and industry best practices.
