KEY RESPONSIBILITIES

The Senior Project Manager is responsible for leading a comprehensive program with a focus on continuous improvement and enhancing CPI/KPI deliverables with the application of Best Practices and wide range of engineering principles and practices to:

Project Management

  • Main point of contact for all projects / on-demand works across Malaysia sites.

  • Implement a comprehensive management program for seamless execution from commencement through to completion, in compliance with client's standard and other prevailing standards, within defined schedule and budget.

  • Develop Scope of Work and implement the work procedures including performance measures to ensure simplification and accuracy of work methods and reliability of systems. Regional consistency will be of importance.

  • Implement continuous quality improvement practices, ensuring initiatives are adhered to maximize the benefits to client accounts, and audit all internal management systems, for quality assurance.

  • Ensure consistency of regional policies & procedures with constant updating of indicators and that all stakeholders have adequate familiarity with the systems as well as the policies.

  • Ensure all Financial and Procurement Management requirements are completed in a timely and accurate manner.

  • Implement Operational Documented Procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems.

  • Implement comprehensive quality management programme to minimise defects or re-work and risk of plant failure or interruption, with continuous quality improvement practices.

  • Lead Incident Post-mortem with comprehensive Root Cause Analysis, aided with FMEA and other established tools, and drive corrective and preventive action plans.

  • Interface directly with clients to identify and analyse critical needs, define problems, and develop specifications for solution process.

  • Plan and execute transformation and innovation projects focused on new technology development, evaluation, and application to both existing and emerging risks.

  • Drive continuous quality improvement practices across the region, ensuring initiatives to maximize the benefits to client accounts.

  • Communicating efficiently to keep the Client and management team informed of any elevated risks or events, as necessary.

Risk Management

  • Implement risk management program which identifies major property risks including occupational health and safety, fire safety and essential services and environmental.

  • Ensure data integrity of all information and comply with the audit process periodically.

  • Assist in the development of guidelines and strategies to protect health and safety of staff and others, protect client and Appraisal Property Management reputations.

  • Develop disaster recovery and business continuity plan and ensure implementation.

  • Ensure escalation procedures are in place and observed for incident and problem reporting including advice to client, account teams, Regional Managers and insurance company.

Procurement and Vendor Management

  • Review Scope of Work for reliability improvement projects, incorporating feasibility, cost and risk assessment, and coordinate with Procurement for commercial due diligence.

  • Review site verifications, SoW clarification and technical assessment, and ensure process flow in accordance to supplier engagement guidelines and commercial process.

  • Review Purchase Order Requests, stakeholder approvals, ensuring timely billing or invoicing and closure.

  • Review contractor performance management programs in accordance to defined CPI/KPI deliverables.

Customer Service / Client Relationships:

  • Evaluate service response time and analyze service request trends and suggestions.

  • Ensure feedback from client sessions is recorded and action taken to the satisfaction of the end user.

  • Pro-actively develop and manage client or business unit relationships ensuring that the expected service levels are achieved.

  • Lead by example and groom the team in achieving maximum client satisfaction level.

Reporting:

  • Ensure delivery of meaningful inputs across the functional in the development of monthly management reports.

  • Ensure data integrity and accuracy of all information reported associated with Project progress updates, closure and other imperative updates.

  • Update JLL dashboards and all reports and other relevant data is regularly updated.

Training:

  • Ensure the team is well trained on project management policies, procedures and systems. Work closely with the JLL Management team to devise new and innovative methods of learning built around skill development, leadership and succession planning.

Leadership / Staff Management:

  • Develop and sustain a high-quality well motivated team.

  • Develop proactive behaviours in the team to identify and address issues / gaps / findings without waiting for direction.

  • Time to time, assess resource requirements according to the volume of the projects and present a business case for resource adjustments with facts and valid justifications.

  • Actively encourage an environment that supports teamwork, co-operation, inclusion and performance excellence.

  • Coach for the team ensuring high staff morale, trust and work ethics.

  • Formulate a robust Succession Plan and groom a potential successor with less than 2 years readiness with sustainable developments plans.

Performance Manager

The Performance Manager is responsible for leading a comprehensive program with a focus on enabling CPI/KPI deliverables with the application of Site Requirements Roadmap, Strategic Objective and wide range of business philosophies to:

  • Implement Governance process at site level, leveraging Ops meeting held by functional teams with clients.

  • Review financial benchmarking data, linked to APAC Finance Dashboard for all historical data and spend trending.

  • Synergizing Monthly Site Review interfacing OPS/OD dashboard and link to Smartsheet.

ABOUT YOU

  • You have 8-10 years direct Project Management experience delivering multiple projects in a factory and office environment.

  • In-depth technical knowledge in Testing and Commissioning, Quality Control, Engineering Design principles, facilities system operational philosophy, would be an added advantage.

  • Interpersonal skills with a strong client focus.

  • Team Leader with line management skills and the ability to delegate.

  • In-depth technical knowledge in Major Engineering scope i.e. Electrical, Mechanical, Plumbing and Civil & Structural.

  • Experienced in performance-based service contracts and vendor management.

  • Skilled in handling complex Engineering projects in a live environment.

  • Able to work on time sensitive and high demanding requirement

  • Skilled in providing robust, innovative and cost-effective solution to the clients, applying state of the art technology.

  • Able to present business case on high complex projects to C-Suite level stakeholders.

  • Excellent written and oral communication skills. Strong analytical skills.

  • PMP - Project Management Professional certification would be added advantage.

  • You can meet tight deadlines and work efficiently and collaboratively as part of a team to solve problems with professionalism and service focused approach

  • You are proficient with Word, Excel & Power Point and have a keen interest in technology

  • You are adaptable to work to requests and projects that may vary from day to day
