Our client is a prominent real estate development company based in Abu Dhabi, UAE and they are keen to appoint a Senior Real Estate Financial Analyst.
This role will work closely with the management of the Asset Management (AM) function to deliver a growing recurring income base for the company.
Responsibilities:
- Support the business head in the development of a detailed 5-year business plan to be in line with the 5-year corporate business plan.
- Monitoring and achieving the Asset Management strategic scorecard KPIs and targets for the assigned portfolio of projects.
- Full P&L accountability to maximize the performance of the assigned portfolio of real estate assets:
- Lead the development of asset strategies and action plans to enhance asset value and NOI on existing investment properties: market analysis, project positioning within market, benchmarking; review and challenging of financial and operational targets, management of routine operations conducted by affiliated or third-party property manager.
- Lead negotiations with external parties and service providers to ensure compliance with asset operational standards and all relevant regulations.
- Conduct monthly business review meetings with Asset Operators
- Design and implement cross-segment initiatives and destination management strategies to improve asset performance. Monitor the performance of the initiatives periodically.
- Constant monitoring of asset quality and standards to be aligned with the overall AM strategy, develop action plans to align/enhance the assists as needed.
- Provide inputs to the Development team on new assets and masterplans
- Review project briefs and Business Plans
- Pressure test key assumptions and recommend potential adjustments
- Perform asset and masterplan feasibilities
- Recommend portfolio strategy in partnership with Development Management
- Coordinate with the Design & Delivery team and other key stakeholders for asset openings
- Liaise with internal stakeholders including development, marketing, facility management, finance, legal, procurement, and external stakeholders including operators and Property Managers
- Conduct detailed annual asset valuations of the assigned portfolio
Qualifications:
- Bachelor's degree in engineering, business or economics
- Master Degree in Business Administration is a plus
- Demonstrated experience (6+ years) in managing multi-class real estate portfolio
- 3+ years of related experience in the Middle East is required
- Demonstrated ability in developing and implementing winning asset strategies (incl. tactics to enhance asset values) and delivering high investment returns in a cyclical industry.
- Excellent financial and operational capabilities
- Previous experience with feasibilities is preferable
